ABOUT Andrew L. Baldwin

Experience

Andrew L. Baldwin has successfully represented construction and design, financial services, and real estate clients in a wide variety of disputes and general litigation matters in state and federal trials and appeals. These clients include condominium associations, commercial tenants, owners, contractors and subcontractors, design professionals, suppliers, and developers; as well as mortgage lenders and other financial services companies, real estate development companies and commercial leasers, and institutions and public agencies.

Beyond litigation, Andrew has represented clients in commercial and residential real estate transactions, land use and zoning matters, construction contracts, and commercial lease agreements. He has also provided guidance on accessibility issues to owners, institutions, and public agencies and defended clients in federal lawsuits and state administrative proceedings. In addition, Andrew has prepared successful appellate briefs in connection with appeals before the Connecticut Appellate Court and the Second Circuit Court of Appeals.

During his time at Northeastern University School of Law Andrew used his legal training for the Social Justice Project drafting a practitioners’ manual on immigration issues facing people with HIV/AIDS, and for Alternatives for Community and the Environment, where he aided nonprofit environmental organizations by drafting an analysis of the Environmental Protection Agency’s rule implementing greenhouse gas permitting under the Clean Air Act.

Experience Highlights

Construction

Andrew’s experience in the construction realm includes helping owners, general contractors, and design professionals to resolve complex construction disputes, handle arbitrations over design defect claims and payment, draft and negotiate construction contracts and build-out agreements, and handle other matters.

Andrew draws on knowledge and practical experience born out of a passion for architecture, design, and construction. For six years Andrew served as Public Policy Manager of the Boston Society of Architects (BSA), the largest chapter of the American Institute of Architects, where he managed public policy activities and lobbying efforts and represented the BSA on the steering committee of the Massachusetts Smart Growth Alliance. Since 2013 he has served as treasurer on the board of directors for the Institute for Human Centered Design, an international non-governmental organization dedicated to improving life and everyday experiences for all people through awareness and implementation of advances and best practices in design.

Financial Services

Andrew has served as a trusted counselor to companies in the financial services sector. Drawing on his background in construction, design, and real estate, Andrew has maintained a significant focus on advising financial services companies and their officers in mortgage-related matters. Representative matters include:

•Represented financial services companies in prosecuting and defending claims relating to the origination, collection, and foreclosure of mortgage loans
•Tried and obtained a complete defense verdict in a lender liability case arising from a mortgage dispute on behalf of a financial services client in a federal jury trial in the U.S. District Court for the District of Connecticut
